Spring Maintenance TipsAs spring approaches, there are a few steps you can take to ensure your home serves you well through the coming months. Please take the time to check these items in and around your home and attend to any that need maintenance.
- Clean and test smoke alarms.
- Change the furnace filter.
- Check the fit of exterior doors (thresholds are adjustable) You can use a flat head screw driver or a quarter to turn the screws and lower the thresholds.
- Operate the air conditioning system. If service is needed, it is more conveniently arranged before the busiest part of the season arrives. Adjust registers and confirm that registers and cold air returns are clear of furniture and draperies.
- Start and adjust your sprinkler system once the irrigation is turned on. Test exterior faucets for leaks or broken pipes. Set time accordingly, and do not overwater.
- Clean gutters and confirm that downspouts or splash blocks drain away from house.
- Check caulking inside and out and touch up where needed.
- Ensure adequate ventilation in crawlspace.
- Open your vents in spring and check for moisture build up in crawlspaces (when applicable).
- Per the manufacturer’s instructions, drain your water heater every year to remove sediment.
- Inspect grout on tile floors and walls. Repair if needed and reseal every 6 months.
- Wash windows and screens and lubricate tracks at least every 12 months.
- Check all roof penetration points and repair seals if needed (incl. plumbing & roof vents).
