Fall & Winter Home Checklist

As the cold and snowy weather approaches use this as a checklist to make sure your home performs its best in the next few months. 

Fall Preparation

  • Sprinkler system; clean filter in heads and filter by main shut off valve
  • Have the lines professionally blown out and winterized by a qualified landscape technician. If lines are blown out incorrectly, or not at all, freezing will cause lines to split and cause leaks
  • Remove all hoses from exterior faucets. Faucets will suffer a broken water line if the water in the hose freezes and expands into the pipe. This occurrence is not covered by your warranty
  • Clean gutters, check downspouts; confirm that splash blocks drain away from the house
  • Close crawlspace vents (when applicable) and consistently check for moisture build up in crawlspace (when applicable)
  • Operate the heating system to ensure proper heating and call for any necessary service before it gets too cold
  • Change furnace filters
  • Check fit of exterior doors, adjust thresholds as needed
  • Clean and test smoke alarms
  • Inspect grout on tile floors and walls. Repair as needed
  • Wash windows and screens and lubricate track at least every 12 months
  • Check all roof penetration points and repair seals if needed. This includes plumbing vents and roof vents
  • Inspect the general condition of the roof. Check for curled, missing or damaged shingles

Winter Tips

  • After snowfall, brush snow off gutters and away from downspouts
  • Avoid using de-icing agents that contain salt on concrete and walkways. De-icing agents have been known to damage concrete surfaces
  • Keep snow clear of furnace and hot water heater exhausts. A buildup of snow around these exhausts will restrict the air flow to the furnace and hot water heater that will cause these units to shut down
  • Decorate safely for the holidays. Do not overload circuits or use worn electrical cords
