Land Acquisition Specialist

Job Title: Land Acquisition Specialist

POSITION SUMMARY

The Land Acquisition Specialist will be responsible for identification and assessment of land purchase opportunities throughout the Treasure Valley.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Initiates and maintains contacts with property owners, land brokers and developers for acquisition of developable properties and finished lots to accommodate single and multi-family developments.
  • Coordinates and maintains relationships with City and County officials, and politicians for approvals on land purchases and processing.
  • Generates and negotiates Letters of Intent and Purchase and Sales Agreements.
  • Assembles legal descriptions, zoning ordinances, boundary and topographic survey information, and utility information on potential land acquisition.
  • Create and review due diligence documents and cost estimates with VP of Land.
  • Maintain and update required land reporting.
  • Proactively monitor market activity for pricing, value and absorption.

Candidates must have a mature business approach to solving complex problems. Strong communication skills are a must inside and outside the company. Candidates must also be able to learn complex concepts and procedures quickly, have a knack for remembering details, communicate clearly and persuasively display self-motivations and display an extraordinary work ethic.

LIMITS OF AUTHORITY

Has authority to establish procedures and manage day to day operations within the approved Business Plan. Land acquisition requires the approval of the VP of Land Development during the due diligence period and at key decision points involving commitment of corporate funds or other resources.

RELATIONSHIP TO OTHERS

This position reports to the VP of Land Development and works closely with other senior managers. This person will work with a variety of municipality staff and city officials. This person must develop ongoing relationships with landowners and developers.

EDUCATION AND/OR EXPERIENCE

Requires a Bachelor’s Degree in Civil Engineering, Urban Planning, or Business.

A minimum of 3 years of experience in residential construction, Single and/or Multi-Family Land Acquisitions.

Other Qualifications

Must be able to effectively work with and influence a broad spectrum of diverse individuals throughout the community. Ability to work in a high-performing team environment is crucial. Excellent communication and presentation skills required. Create presentations to graphically represent market data.

Project Manager

Department: Construction

Reports To: Construction Manager

Status: Full time, Exempt

JOB SUMMARY

The Project Manager is responsible for the daily management of subdivision home construction to ensure completion on schedule and as designed.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

MANAGE CONSTRUCTION QUALITY

  • Ensure the quality meets the standards in the scope of work.
  • Perform thorough inspections at every step of the construction process, as defined by the home construction schedule for the Quality Control Inspection Checklist.
  • Correct all deficiencies in a timely manner.

ENSURE CONSTRUCTION IS COMPLETED ON TIME

  • Start homes as scheduled. Complete homes per the schedule as provided by the Master Scheduler.
  • Communicate schedule performance to the Master Scheduler on a daily basis and for each home.
  • Oversee trade contractors and coordinate with the Master Scheduler to ensure homes are delivered on time. Any schedule changes or modifications must be communicated to the Master Scheduler and to the appropriate trade contractors and suppliers.

MANAGE CONSTRUCTION BUDGETS

  • Ensure that homes are constructed according to budget.
  • Issues variance purchase orders (VPO’s) for additional labor or material needed to complete the home.

ENSURE ALL TRADE PARTNERS FOLLOW SAFE PRACTICES

  • Ensure that all work performed meets the requirements for Corporate Safety Program

PROMOTE A HIGH LEVEL OF CUSTOMER SATISFACTION

  • Oversee and manage the building of the home to ensure home buyers have an enjoyable experience by setting and achieving proper expectations.
  • Act as the Hubble Homes representative for all home buyer issues relating to the construction of the home, including pre-construction meetings, quality check point meetings, and home buyer orientations (documenting all repair requests for completion by Hubble Homes).
  • Follow-up on home buyer phone calls or questions, and communicate with buyers using the highest integrity and a positive, helpful and friendly manner.

MAINTAIN JOBSITE AND COMMUNITY CLEANLINESS

Oversee and maintain job site and community cleanliness as defined by Hubble Homes’ clean-up procedures.

OTHER DUTIES

Complete Hubble Homes Project Manager training. Facilitate the training of all subordinates. Maintain the company vehicle with respect to cleaning and maintenance, and record and report all maintenance details. Other duties may be assigned.

LIMITS OF AUTHORITY

Authority to schedule subcontractors to meet production schedules. Authority to approve variance purchase orders (VPOs) up to $1000. Authority to solve construction related problems at the jobsite in coordination with Construction Manager and the Operations department. Authority to drive the company vehicle for company use only.

RELATIONSHIP TO OTHERS

Reports to the Construction Manager, and works regularly with Scheduling. Direct reports include Assistant\ Project Managers.

EDUCATION AND EXPERIENCE

College or vocational degree in construction management preferred.

Experience in residential and/or commercial construction or subcontracting required.

Computer skills are preferred (Microsoft Office, FAST).

OTHER QUALIFICATIONS

Must possess excellent communication, planning and organizational skills. Must be able to clearly explain problems on the jobsite to subcontractors, suppliers, inspectors, other project managers and supervisors. Must be willing to work as part of a team and adhere to company policies and procedures. Must have a strong work ethic. Must be willing to conduct training programs with direct reports.

Assistant Project Manager

JOB SUMMARY

The Assistant Project Manager will work with the Project Manager who is responsible for the daily management of subdivision home construction, ensuring completion on schedule and as designed.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

SCHEDULING
  • Responsible for monitoring and reporting individual home construction schedules.
  • Responsible for overseeing subcontractors to meet the construction schedule.
  • Coordinate project construction starts to efficiently utilize subcontractors to meet projection requirements and specifications.

MANAGE CONSTRUCTION QUALITY

  • Ensure quality meets the standards in the Scope of Work.
  • Perform thorough inspections at every step of the construction process, as defined by the home construction schedule for the Quality Control Inspection Checklists.
  • Correct all deficiencies in a timely manner.

The Assistant Project Manager must have the ability to solve problems in the field. The Assistant Project Manager reports to the Project Manager.

EDUCATION AND EXPERIENCE REQUIRED

High School Diploma or equivalent preferred Experience in residential and/or commercial construction or subcontracting required. Computer skills preferred (Microsoft Office, FAST).

OTHER QUALIFICATIONS

Must be able to work with others to meet objectives. Should have strong organizational skills, able to communicate effectively and be self-directed to achieve cost and schedules goals.
