JOB SUMMARY
Responsible for performing research and providing insights regarding the market, trends, competitors, potential and existing customers, and current campaigns
PRIMARY RESPONSIBILITIES include the following (additional duties may be assigned):
- Evaluate demographics, prices, and marketing outlets
- Analyze competitors
- Evaluate market penetration
- Perform extensive market research
- Oversee the Pricing Meeting suggesting changes to the pricing committee
- Assist with lot walks to identify lot pricing and opportunities for greater profitability
- Oversee implementation of price changes across internal and external databases
- Generate reports that analyze competition and customers
- Apply advanced statistical analysis and research methods
- Conduct secondary research findings from information and reports from industry experts, statisticians, and market experts
- Develop reporting to manage client questionnaire, survey, and CRM data showing buyer preferences, buyer demographics, and new market opportunities provided by customer’s needs/wants
- Analyze and assist in testing new products with reports showing results
- Analyze market metrics to identify cause and effect relationships
- Complete concept testing of new product and pricing
- Stay current with industry trends to alert the company of potential future product offerings
- Provide current market pricing for New Homes, Current Communities, Product Comparable, and standard features
- Analysis on Gross Margin using current direct construction costs
RELATIONSHIP TO OTHERS
Report to Director of Sales. Work with New Home Specialists, Sales and Marketing, and Land Departments
LIMITS OF AUTHORITY
Has the authority to carry out directives of Director of Sales
KNOWELDGE AND EXPERIENCE REQUIRED
- Bachelor’s degree in marketing, computer science, communication, math, or Social Sciences
- Certifications are a plus
- Proficient in Statistical platforms
- Strong Math and analytical skills
- Able to multitask and manage multiple projects at once
- Strong interpersonal skills
- Excellent communication skills—written and verbal
- Strong computer skills (Microsoft Suite)
- Ability to manage several projects simultaneously
- Must be a motivated self-starter
- Detail-oriented
- Strong work ethic
- Must exhibit high integrity with a strong team-oriented focus
- Must be able to get along with diverse personalities and function effectively in a fast paced, constantly changing environment
